What does the listed price cover?

It is the first-year price: the base rent plus the agent's commission and AwaAgent's 2.5% fee, shown as one amount. The commission is the agency fee, capped at 5% to 9% by the agent's trust score, and nothing is added on top. From year two you pay the base rent only.

Who can request an inspection?

A tenant account with a verified identity and active inspection access. See the current price.

Can I message the agent or landlord?

You can ask the agent set questions about power, water, parking, stairs, access hours and the move-in date, and they reply in the app. There is no free chat, so no one can renegotiate the price or ask for payment outside AwaAgent.

Why can't I see the street address?

To protect landlords, agents and tenants, the address is shared only after the agent assigned to the home confirms your code in person.

Can I pay rent through AwaAgent?

Not yet. When rent payment opens, AwaAgent holds your payment and pays the landlord and agent only after you confirm you have the keys. Until then, do not transfer rent to anyone you met through a listing.
